The Londregan Commercial Real Estate Group was founded by the current
President and Principal Broker, Timothy A. Londregan. Mr. Londregan
has been active in the Real Estate Industry since 1989. While specializing
in the retail and fast food site selection niche, the firm is highly
sought after for its marketing and closing abilities in all areas
of commercial real estate. Retail and restaurant land sites, investment
properties of all types, hotels and motels and motel sites have
also been an integral part of the firms’ activity. Restaurant
deals have included several Wendy’s Old Fashioned Hamburger
restaurants including the first corporate owned Wendy’s in
the state of Connecticut; Krispy Kreme Doughnuts including the first
outlet in New England and the exclusive broker for full format stores
in Connecticut; Applebees, Dunkin Donuts, Sierra Grille and others.
Retail deals have included Blockbuster Video, Brooks Pharmacy, Stop
& Shop, Napa Auto Parts and others. Hotel deals have included
the property known as the Hartford Sheraton Hotel, Hampton Inn,
Choice Hotels, Best Value Inn and others. Prior to dedicating his
career to the commercial real estate business, Mr. Londregan was
a sales and marketing executive with Hilton Hotels Corporation. |

Corporation, Allstate Insurance, H&R Block, Tupperware Corporation,
Bobs Discount Furniture, Dunkin Donuts, Bess Eaton Donut Flour Company,
Hampton Inn, Choice Hotels, Ramada Inns, Sheraton Hotels, Applebees
Neighborhood Bar and Grill, Pfizer, Lawrence and Memorial Hospital
and others.
Mr. Londregan also has served as Real Estate Director to a regional
coffee and bake shop chain of 52 stores with duties including target
market site searches, site inspections, site evaluations, lease
and purchase negotiations, development design review, planning and
zoning staff interaction and zoning commission presentations and
approvals.
In addition to his real estate brokerage experience, Mr. Londregan
has spent over ten years in the hotel and restaurant industry. Mr.
Londregan spent six years with Hilton Hotels Corporation in Parsippany,
New Jersey, McLean, Virginia and Tarrytown, New York. Titles and
responsibility included various sales and marketing positions culminating
with becoming one of the youngest Directors of Sales and Marketing
throughout the company in 1987. |

| Chuck Ambulos has been a licensed Real Estate Agent since 1996 and an Associate with Londregan Commercial Real Estate Group since 2000. Mr. Ambulos has been successful in the completion of site search assignments and land assemblages in Connecticut and Massachusetts for development projects designed to house national retail tenants. Most notably, Wal-Mart, CVS, Stop & Shop, Target, Lowes, and Costco.

| Elizabeth Meyer-Gadon has been actively involved in the real estate industry as a Commercial Real Estate Broker since 1987 in the New York and Connecticut markets. Her background includes over ten years in the sale of distressed assets for the banking industry. These assets include performing and non-performing real estate loans as well as commercial and residential properties. Immediately after joining the Londregan Team, Liz has completed deals including Boaters World and Pasta Vita. Liz has been engaged to complete site search assignments for 4Ever Kids and Laundromax throughout Connecticut. |

Ms. Kavanagh works with our mapping software, our demographic reports, property research and posting our properties and search requirements to several local, regional, and nationally recognized internet portals. Ms. Kavanagh holds a Masters in Business Administration with a concentration in Computer Information Systems from The University of New Haven. She is also an honors graduate of Quinnipiac University. |
